I'm about to close on a house in Philadelphia, and there is some termite damage to the joists in the basement ceiling. I have had 1 contractor tell me that to do it correctly, he'll need to rip apart the first floor to get to those joists.
Another carpenter has said that it's not necessary. Anyone have any recommendations for carpenters that can guide me through this?
There are around 8-9 joists from a little over 30 that are rotted away
